Blue Owl Capital Inc. and Moor Park Capital Partners have completed the acquisition of a portfolio comprising 12 acute-care hospitals operated by Spire Healthcare Group plc, the UK’s leading private hospital operator. The deal, finalized on July 8, 2026, involves an undisclosed amount and marks a significant strategic investment in high-quality private healthcare facilities in the UK. This transaction is expected to enhance Blue Owl's European Net Lease strategy, positioning the firm to leverage strong market fundamentals in the healthcare real estate sector.

The acquisition aligns with Blue Owl's broader objective to expand its Real Assets platform, which focuses on essential real estate sectors. The Spire portfolio is characterized by well-structured long-term leases with a market-leading tenant, which provides a stable income stream and mitigates investment risk. Blue Owl's Co-President and Global Head of Real Assets, Marc Zahr, emphasized that this acquisition not only capitalizes on the robust supply and demand dynamics within the European healthcare sector but also aims to deliver compelling value for both investors and the communities served by these facilities.

Moor Park Capital Partners, a specialist in international real estate private equity, brings extensive experience in acquiring and managing operational real estate across various sectors, including healthcare. Established over two decades ago, Moor Park has developed a reputation for executing complex transactions that are often inaccessible through traditional market channels. This partnership with Blue Owl enhances the operational and financial expertise available to manage the newly acquired hospitals effectively.

The acquisition was financed through a new secured term loan, with Standard Chartered Bank, Natixis, and Crédit Agricole CIB acting as joint Mandated Lead Arrangers and lenders. This financing structure underscores the confidence that financial institutions have in the underlying value of the healthcare assets and the strategic vision of Blue Owl and Moor Park. Advisors for the transaction included Rothschild & Co as the exclusive financial advisor for Blue Owl, while Kirkland & Ellis and Hogan Lovells provided legal counsel.

This transaction reflects a growing trend of investment in the healthcare real estate sector, driven by increasing demand for private healthcare services in the UK. As the population ages and healthcare needs evolve, the demand for acute-care facilities is expected to rise, presenting opportunities for further growth in this sector. The acquisition of the Spire portfolio positions Blue Owl and Moor Park to capitalize on these trends, potentially leading to additional investments in healthcare real estate as they seek to deliver strong, risk-adjusted returns for their investors.
